    Nairametrics reports that the 2026 Henley Passport Index, which uses data from the IATA Timatic database, ranks the Nigerian passport 90th globally. The index notes that Nigerian holders have visa-free access to only 44 destinations. While this is a matter of visa policy, for the real estate allocator, it represents a structural tax on the movement of human capital and technical expertise.

    Sophisticated operators recognize that friction in movement limits the agility of professional services in large-scale projects. In West Africa, the gap between peers is stark. Ghana currently outperforms Nigeria by 23 destinations despite shared membership in ECOWAS. This disparity creates a tangible mobility discount where the difficulty of cross-border coordination adds cost to development timelines.

    Nigeria and Rwanda lead as the fastest incorporation markets in Africa according to a recent Norebase report. Yet, if the ease of starting a firm is not matched by the ease of moving its leadership, the velocity of project execution suffers. A disciplined allocator must underwrite this logistical friction when projecting returns on cross-border portfolios.

    Institutional capital gravitates toward markets where the movement of people is as liquid as the movement of capital. Passport strength is not just a travel convenience. It is a proxy for diplomatic leverage and a primary factor in the risk-adjusted predictability of a regional real estate strategy. The goal for a developer is not just to build assets, but to ensure the ecosystem remains accessible to the capital that funds them.
