    Nairametrics reports that top Nigerian bond issuers paid interest rates of up to 20% to raise debt in the first half of 2026. This level of yield from institutional borrowers sets a formidable benchmark for all other asset classes. When the credit market offers these rates, the hurdle for real estate projects becomes significantly steeper.

    According to NGX Markets and local reportage, these elevated funding costs are a direct result of the central bank's interest rate hikes and persistent inflation. A property developer must now underwrite projects against a backdrop where risk-free or low-risk corporate debt competes aggressively for capital. If an asset cannot reliably outperform a 20% coupon, its viability in a core portfolio is compromised.

    Despite these costs, CBN Governor Cardoso informed the Senate that Nigeria's economy is resilient against global economic shocks, as reported by The Guardian Nigeria. For long-term operators, this resilience suggests that while the cost of capital is high, the underlying economic activity remains capable of supporting these rates. The focus must shift from pure capital appreciation to highly efficient operational cash flows.

    In this environment, discipline is not just a virtue but a survival mechanism. We view high interest rates as a filter that removes speculative projects from the market. Only those assets with deep structural demand and the ability to pass through costs can justify allocation.
